Manhattan Beach is quite a bit larger than Hermosa so while the common perception is that prices are considerably higher in Manhattan, that’s not always the case. Overall median prices are generally higher in Manhattan than Hermosa, but there are some great options in Manhattan Beach.
Manhattan Beach real estate is generally separated into 5 fairly distinct sections. The appeal to the sand section of Manhattan is that the homes are close to the beach and often have views. The lot sizes are smaller however and as great at the area is it doesn’t always feel much like a neighborhood and can be a bit congested due to the smaller lots and many shopping and dining areas. This is the home to one of the most iconic streets we can think of….the beachfront homes of the Manhattan Beach Strand. The tree section sits east of the northern part of the sand section and trades off proximity to the beach for more of a neighborhood feel with the possibility for larger homes on larger lots. The hill section sits east of the southern end of the sand section and has some of the largest lots and some estate style properties. This area is highly sought after due to the combination of large lots often with great ocean views and the proximity to the beach. East Manhattan consists of two areas, both east of Sepulveda Blvd. The Mira Costa area often has large 7500 foot lots while the Manhattan Heights/Liberty Village generally has 5,000 foot lots (50×100) Both areas still offer some of the largest lots in Manhattan Beach meaning the possibility of very large homes but still offering yard space. Lastly is Manhattan Village which has a very distinct look and feel. Manhattan Village is a large gated community consisting of townhomes and single family homes. This area has a very quiet and calm feeling very unlike most of high energy of the South Bay
